Our Business Model

The unit economics are straightforward and proven. Each store targets $550k in annual revenue based on 173 daily transactions at a $9 average ticket, 360 operating days per year. Our cost structure breaks down as 30% COGS, 32% labor, and 15% rent and utilities, leaving a 20% store-level EBITDA margin at maturity. Our Edge

One of the biggest reasons coffee concepts fail to scale is build-out cost and speed. The industry average for a 1,000 sq ft café runs $150k to $300k and takes 4 to 6 months from lease to open. We do it differently. Our co-founder Jim Kermani is a licensed general contractor with 20+ years in commercial real estate, which means we build our own stores at roughly $100k per location and open them in three months. We also have first-look access to new retail availability in LA and NYC commercial corridors through our Century West Development relationships. That's a structural cost and timing advantage no competitor can easily replicate.

Competitive Landscape

Growth Roadmap

Here's how we deploy the capital. In months 1 to 6, we optimize and document our flagship's playbook, locking in operations, design, hiring, and supply, and secure site #2. In months 7 to 24, we open three stores: two in West Palm Beach (Westside and Mid-City neighborhoods) and one in Los Angeles, at six-month intervals. In months 25 to 36, we project to activate the brand platform: a subscription product, wholesale to office partners, and exploration of a CPG bagged-bean line. By the end of year 3, we're projecting four operating stores and $9.72M in annual run-rate revenue.

Step three is a warm open, not a grand one. Each location launches with an invite-only soft opening for local press, lifestyle influencers, boutique fitness owners, co-working operators, and community connectors. We arrive as an established brand, not a newcomer looking for attention.

Step four is becoming part of the neighborhood. Once open, we partner with adjacent businesses, collaborate with local artists and creators, and integrate into the fabric of the community. He's the operator and the brand. Jim Kermani, Co-Founder & Partner, is the founder of Century West Development and a licensed GC with 20+ years in commercial real estate.
