We are redefining the Luxury Owner's Experience with an impressive array of condo-like villas and resort-inspired community amenities.

Comprising around 40 Villas based in Atlanta, GA, The LØX community presents a split arrangement: approximately half are available for acquisition at reasonable initial pricing ranging from $200,000-$250,000, while the remainder is designated for short-term rentals (STR) or Airbnb ventures. Our Villas are tailored to cater to a diverse demographic, catering to young professionals, retirees, and those seeking a downsized lifestyle.  

Key Problem With Short-Term Rental

In the past few years, there has been a major shift in the short-term rental industry. This shift has forced many homeowners to sell their properties or stop doing short-term renting altogether. Here are the two top issues that many homeowners face today.

  • In 2022, the city of Atlanta adopted regulations targeting short-term rentals, like the ones listed on Airbnb and Vrbo, through new licensing requirements. These strict ordinances have financially impacted the Short-term rental industry, as well as the individual homeowner.
  • Most HOA communities do not allow Short-term, and can asses huge fines to homeowners for leasing the home that they own. These penalties can impact the homeowner by putting a lien on your property, as well as paying huge fees.
  • Some HOA's has even imposed restriction that allow for homeowners to rent their home for only a limit number of days, also being present in the home while rented. 


Our Solution

We plan to level the playing field by developing the first co-op community.  Inspired homeowners will have the opportunity to invest in the future of homeownership and real estate investment.

Growth and the future

Strategic Plan:

  1. Planning and Design: We have a dedicated team of architects and developers. Our community will consist of three individual unique Models. Our Villas will be designed with a modern aesthetic and feature energy-efficient appliances and fixtures. We will also prioritize the use of sustainable and locally sourced materials. 
  2. Real Estate Acquisition: Our next phase will be to acquire land in an area that is easily accessible and suitable for our development. We will also consider zoning regulations and local building codes to ensure that our project complies with all relevant laws.
  3. Design and Construction: Once we have secured the land, we will begin construction. Our team is already assembled and ready to work. 
  4. Marketing and Sales: To promote our luxurious resort-style community, we plan to focus on digital marketing, social media advertising, and targeted partnerships with real estate agents. We will also host open houses and community events to showcase our project to interested parties. Potential buyers and renters can tour the community and view available villas through virtual and in-person tours. The sales process will focus on providing excellent customer service and creating a positive experience for buyers and renters.
  5. Community Building: The community will be designed with shared spaces, such as a community garden, communal kitchen, and outdoor gathering spaces, to encourage socialization and a sense of community. Events and activities, such as potlucks and movie nights, will be organized to bring residents together.
  6. Community Management: The community will not have a HOA. However, The LØX plans to establish its own internal management team which will oversee the day-to-day operations of our community. They will be responsible for maintaining common areas, organizing community events, and addressing any issues that may arise.
  7. Sustainable Practices: The community will promote sustainable living practices, such as recycling and composting, within the community. The community will also have access to renewable energy sources, such as solar panels and wind turbines.
  8. Financials: The community will generate revenue through the sale of the The LØX Villas and monthly cash flow from short-term rentals. The initial investment will be funded by a combination of equity through crowdfunding sources and debt financing. The community will generate a positive ROI for investors through the sale of homes and ongoing rental income.


Conclusion

The Mini home movement has been growing in popularity over the past few years, with more and more people choosing to downsize and simplify their lives.
