The Problem: Americans Can’t Afford Homeownership

Homeownership is slipping away for millions. Today, 77% of U.S. households can’t afford a median-priced home. And with housing prices expected to rise by 15–25% over the next five years, the situation is only getting worse.

The U.S. faces a shortage of 4.5 million homes and current construction efforts fail to keep up with demand. Fewer homes (especially starter homes) are being built today than were constructed two decades ago. Rising material and labor costs have pushed the average price of new builds to $419,200, with some states seeing prices as high as $1.74 million—numbers well out of reach for most Americans.

Meanwhile, government-sponsored, affordable housing options are limited and focus only on ultra-low-income households. Middle-class families, the backbone of the U.S. economy, are increasingly shut out of homeownership, widening wealth disparities and limiting economic mobility.

The Solution: High-Quality, Cost-Optimized Homes

We build real homes, not prefabricated units—offering buyers long-term value, not just a quick fix. Priced at $350K, our starter homes are built on-site, blending efficient templated designs with the durability of traditional builds.

By streamlining construction and eliminating unnecessary customization, we reduce costs by 20-30%—without sacrificing quality. Think of our homes as a starter pack—designed to meet your needs today, with the flexibility to expand as you grow, making it an upgradable lifetime home that adapts with you.

Homeownership Made Simple

We’re modernizing home buying—turning a complex, months-long process into a seamless digital experience. Buyers choose from three extension models, select finishes and design, and complete their purchase online—fast and hassle-free.

Traction

Pada Build has already proven its concept with a successful pilot project that delivered an impressive 31.5% ROI. With demand for entry-level homes continuing to surge, our early traction positions us to scale quickly and deliver meaningful impact in underserved markets.

The Market

The U.S. housing market is in crisis, leaving millions of middle-income families without attainable homeownership options. With middle-income households projected to reach 54.65 million by 2031, the demand for cost-efficient, high-quality housing is only growing.

Beyond first-time buyers, Pada Build’s competitively priced homes also attract house flippers and property investors, further expanding market reach and driving long-term scalability.

How We Make Money

Our dual-revenue model balances high-margin custom homes with scalable, cost-efficient housing for the middle class.

Future revenue streams—including extended warranties and maintenance subscription services—will further support growth and provide steady revenue.

What’s Next: Scaling Pada Build Nationwide

Next 18 months

Pada Build’s mission is to make homeownership accessible for first-time buyers nationwide. In the next 18 months, we aim to complete five homes in Northern Nevada and expand with five more in Hawaii, validating the scalability of our business in underserved, high-demand markets.

Next five years

Securing our funding goal will accelerate growth to a 5-year pace of 75.5x with an average annual growth rate of 195%. By year three, we plan to build 50+ homes annually, expand operations across multiple states, and streamline construction with a strong subcontractor network.

Long-term goals

Our long-term goals include generating $151M in annual revenue by 2032 and targeting an IPO, leading to both significant impact in the housing market as well as strong returns for investors.

Use of Funds

All raised funds will go toward accelerating Pada Build’s expansion into new markets like Nevada and Hawaii as demand for accessible housing continues to increase.
