I understood that crowdfund investors would have access to the same info relevant to their securities as other investors, but Form C, doc 1, section 20 suggests otherwise. Can you please clarify?

The SPV is purchasing Class C units and therefore has access to the same information as all Class C unit holders.

Form C, doc 1, section 31 mentions a Lead Investor Agreement, but I don’t see that doc in any of the disclosures. Can you please point it out / make it available?

The duties of the Lead Investor are described in Form C, section 31 found here (https://www.sec.gov/Archives/edgar/data/1984505/000167025423000787/0001670254-23-000787-index.htm) via document_1.pdf.. The lead investor agreement is specific to just the Lead Investor and their investment. The Lead Investor Agreement is a contract drafted by Wefunder and executed by Wefunder and the Lead Investor.
