Our estimates were extremely conservative. The proof of concept homes will dictate when the homes will be profitable--it could be this year or several years down the road. The number one risk (in our opinion) is market acceptance of the homes. We have been working closely with local banks to work out such issues as title and loan options so consumers can secure financing and insurance like a traditional home. Since we cannot use traditional metrics to value homes like square footage, bedrooms, and bathrooms, banks are looking at studio rents as comparable revenue. We are also actively working with the city to try and rezone some areas. If done successfully, we will have the ability to sell some homes and rent other homes. This is not guaranteed. Rental income is coming from roughly 15 different homes. Vans are used as a second profit center to support our operations. The construction window is seasonal (May-Oct) due to the harsh climate up north. Therefore, we needed a secondary profit center that mutually supports and reinforces organizational capabilities, skills development, revenue, and the strategic business model. At the core, tiny homes and conversion vans come from the same school of thought and design principles. Van conversions are becoming very popular. As the central tenant of our strategic model, sustainability drives our focus. As people transition in and out of Vanlife, we plan to offer \"buy back\" programs for the used vehicles. By doing so, we can create a looped business model to recycle our products. If the vans are in sufficient working order, we will use them as rentals on various apps and platforms, giving us another revenue stream.","author_name":"Dr. Sean Dixon","votes":0,"created_at":"2021-06-27T20:49:40Z"}]},{"id":165679,"entity_id":"wefunder:comment:165679","question":"Hello, my SPV Note for TD, PB LLC. has a different CEO signature along with my name (it has the founder of Halcium Energy Nicolas Tommarello listed) - Can this be corrected to have the right signature of the CEO on the SPV Agreement from TD, PB LLC? Costs for a van can range from $40,000-100,000. Tiny homes can range from $50,000-145,000 depending on the build style, location, utilities, and materials. Our supplies chains have been deeply impacted by the COVID-19 pandemic. We are working hard to standardize our costs with sustainable materials that are less likely to react to resource volatility and supply chain economics. With full transparency, our costs fluctuate on a daily basis and round figures are the only numbers I can provide with moderate accuracy.
