Second, we are a bar and restaurant--serving lunch and dinner to locals and tourists alike.
The Seattle waterfront is going through a $700MM update, and tourists and locals alike are looking for high-quality craft beer, cocktails, and food. Here Today is a 7-barrel brewpub opening right in the thick of it all operated by one of the most decorated teams in the Seattle bar world. Our team has proven we can create killer concepts with strong brands, no matter the focus.Despite being a mom & pop operation, our bar programs are nationally known, with a family that includes legendary Seattle classic cocktail bar Rob Roy, two-times James Beard-nominated beer bar & restaurant No Anchor, natural wine shop Vinnie’s, and Navy Strength, our tropical cocktail den which stunned the bar world in 2018 by beating some of the best in the industry in winning Best New American Cocktail bar at the Spirited Awards at Tales of the Cocktail. We have secured a gorgeous space in a prime location. We are signing and executing a 10-year lease with a 5-year option in the brand new 10 Clay Building across from the Sculpture Park. The developers are fans of our bars, have offered us a great deal of tenant improvement money, and are themselves personally investing in our brewery. Our talented brewer has made quality beer all over the country.Mario Cortes has executed every role in the business at a high level, doing so in some of the top breweries in the game. From his early days at Harpoon, Karbach, and Oskar Blues, to head brewer at San Francisco’s Woods Beer & Wine, Mario has demonstrated a tempered hand, an understanding of the current cultural zeitgeist, and a focus on developing Standard Operating Procedures as a way to manage costs and risks in the brewhouse. The modern urban beer drinker is becoming increasingly focused on hyper-local, hyper-seasonal, limited-release options, and they are also crossing over to explore cocktails and wine.We are already leaders in not only the beer scene but the craft cocktail and natural wine scene as well in Seattle. At the end of the day, our goal is not just creating beer although that is our main product--we want everyone who walks in the door to feel like they are in on the joke, that this is their party too.Why now? This is a brand new building and we are hitting right in stride with the work that the city is doing along the waterfront. The unsightly viaduct is down, the new piers and aquarium attractions are underway. The famed designers of New York City’s High Line park have been hired by the City of Seattle to design our waterfront park system, which will connect the gorgeous Sculpture Park with the Pioneer Square neighborhood, right in our front yard!Join us!We have everything ready to rock as soon as we have raised our capital. Our blueprints are done, permitting is done, all we need is you. In five years, we hope to be a household name in the local and regional beer scene as a destination brewery experience. Our number one goal is for people to remember how good they felt when they visited us. Help us make this a reality!
https://uploads.wefunder.com/uploads/company/header_media_photo/59979/xxl_cropped_Screen_Shot_2020-10-03_at_11.54.15_AM.jpg
https://uploads.wefunder.com/uploads/company/logo/59979/large_cropped_Asset_12_300x-8.png
https://uploads.wefunder.com/uploads/company/header_media_photo/59979/standard_cropped_Screen_Shot_2020-10-03_at_11.54.15_AM.jpg
https://uploads.wefunder.com/uploads/company/header_media_photo/59979/standard_cropped_Screen_Shot_2020-10-03_at_11.54.15_AM.jpg
Tourist district: 6.7M visitors to the Seattle waterfront in 2019. Our biggest risk would indeed be opening underfunded, which is why we set our minimum to include sufficient operating capital to be successful. While we are confident that we will reach our initial goal and keep on this timeline (though the timeline is just our own, and our lease has thoughtful provisions of rent abatement during our first year), we have also been exploring other funding sources to combine with WeFunder investment, along with other contingencies should we fall short. In our experience opening other bars/restaurants, we have seen how aggressive timeline projections can be arbitrary and planned accordingly for Here Today. The short answer is the Class B investors do not have any voting or approval rights, but we did take this into consideration when writing our operating agreement with our lawyers and you can read more on that below. The advisory board is essential to us navigating our future, although these are nonvoting class B shareholders as well. Ultimately for those who invest there is an assumption that they trust our leadership to intelligently and honestly steer the ship. The longer answer, and we hope this helps color the picture for you a little better: Integrity is a foundational element of how we operate our businesses, and the way we wrote our operating agreement with our lawyers was for compensation to be reasonable with what the market looks like for our roles. We have no plans for bonuses, nor do we do this in our other businesses. (In fact, for the first few years of operating our bars we didn't take any sort of salary at all--a sacrifice at the time that was necessary to survive the Seattle bar market and the reason you would see yours truly working many a bar shift!) You will also see myself and Dave behind the bar at Here Today, and of course Mario in the brewhouse daily. We are going to be working our butts off to set this brewery up as a successful business for many many years to come. As far as approval rights, we have a lease that outlines our relationship with the landlord, although they serve on our advisory board as well because of their investment level. The advisory board is just that--advisory--but we are building this team of experts from various fields because we value their expertise as people who are successes in their various fields. We did make class B non-voting in part because it enabled us to welcome a larger stable of investors from different walks without having to worry about their skills, expertise, or intentions. For decisions, Mario and Dave and myself each have a 1/3 vote. For major financial decisions, we must be unanimous. For every day smaller decisions a 2/3 majority is required. This is a great question, and while we certainly understand why some would wish to have greater control through voting, we are grateful to all who trust the vision of our leadership and are eager to be aboard for the ride. If you would like to talk about this further, we'd be happy to chat! You can email info@heretodayseattle.com and we can schedule a zoom call--there's nothing we love more than sharing our passion for this waterfront beer project. Hope the information below answers your questions. If you want to setup a short call to discuss any of this further, shoot us an email at info at heretodayseattle.com Yes dividends, as some percentage of our profits will be put back into the business. We'll determine that percentage based on a couple factors. 1) What we raise here - if we only reach our minimum raise for example, there will be need to put a higher percentage of profits back into the business early on. If we reach our top end, we'll potentially be able to start dividends at a higher percentage. 2) Profitability from end of year one on - We are projecting to start paying at this time. If things have met or exceeded our expectations, then that starting percentage could potentially be higher. Our primary goal is slow measured growth and we do not expect any major capital expenditures to affect this, but we have built Here Today to be mobile in the event that there is a bend in the river we do not yet see. We will work with our board of advisers to determine what's best for the financial health of the company and the benefit of our shareholders and will keep transparency via quarterly investor updates. Also, we will have limited distribution to draft accounts and occasional can runs that we sell at local package stores, but a majority of our focus is selling draft and package across our bar.
