Our research team just published the first market report dedicated to mini-multifamily, the 2-49 unit category that sits between single-family rentals (SFR) and traditional large multifamily. We've operated in this space for years, and this is where we put numbers behind our thesis.The ranking covers 50+ US markets across eight metrics that we think drive returns in this asset class: existing mini-multi stock, the renting-vs-buying discount, governance and pension risk, population density, growth constraints, climate risk, economic fundamentals, and institutional interest. San Francisco, Brooklyn, Miami, Seattle, and Charlotte top the list. Boston comes in at #6, where the bulk of the Groma Real Estate Trust portfolio is concentrated, and we plan to keep expanding into other key cities nationwide.A few points from the report worth flagging: Institutional single-family rental investors are getting spooked by executive and legislative proposals targeting large-scale SFR ownership, and many of those allocators are now looking for assets with similar return profiles but without the policy overhang. Mini-multi fits the bill. Interest rates have fallen 170bps from the 2024 peak, with up to 50bps more expected this year.
