BioLabShare, LLC rendering of the ~15,000SF Bioincubator for biotech/life sciences/health tech startup firms.The VisionDr. Anton Dormer is on a mission to transform North Alabama into a thriving hub of innovation. His vision: a co-living, co-working scientific community for biotechnology, life sciences, and health artificial intelligence entrepreneurs.This bioresearch hub will include modern residences, a recreation center, and a cutting-edge bioincubator — designed not only to foster breakthrough discoveries but also to spark vibrant economic opportunities in the region.As Dr. Dormer says:“Success is not defined by how many times one falls. Success is defined by how many times one rises — with head held high and chest proud — ready to serve others as a leader.”The Roots of the DreamThis dream began in Huntsville, Alabama — the city where Dr. Dormer grew up, went to school, and discovered his calling. His parents, Drs. Aline and Caryll Dormer, set the foundation for this vision.Arriving in the United States in the 1950s without even a high school education, they built the American dream through education and perseverance. Over three decades, while raising three sons, they earned associate, bachelor’s, and master’s degrees in nursing, ultimately obtaining their doctorates and becoming professors at Oakwood University.Dr. Aline Dormer also founded two nonprofit health clinics in Madison County, bringing care to underserved communities. Along the way, the Dormer family invested in real estate — including the very land that will now become the Drs. Aline and Caryll Dormer Science Research Park: one of the few privately owned life sciences research parks in the United States.About Dr. Anton DormerDr. Dormer embodies the same spirit of resilience and innovation as his parents.Education: Oakwood Adventist Academy → Oakwood University (Summa Cum Laude, B.S. He saw an opportunity to build something better — not just space, but a community — with a unique focus on partnering with educational institutions.Though Baltimore proved a difficult market, Huntsville was the natural home. With its growing innovation economy, proximity to the University of Alabama Huntsville, Cummings Research Park, and HudsonAlpha Institute for Biotechnology, plus quick access to Huntsville International Airport, the Dormer family estate was the perfect location.In addition, the vision of Dr. Anton Dormer for BioLabShare is also rooted in the impact and inspired by the remarkable life of Dr. Percy Lavon Julian (1899–1975)—the forgotten genius of American science. Dr. Julian, a pioneering African American organic chemist, transformed medicine by making treatments like cortisone and progesterone accessible to millions. Despite overwhelming racial and social barriers, he rose to become one of the greatest chemists of the 20th century. His story proves what brilliance can achieve even with limited resources. He owned his own pharmaceutical company within his own lab research building. By designing a bioincubator where residents can live within walking distance of their work site, BioLabShare creates an ideal environment for innovation. This live-work model is one of the unique features of our biotech hub.Dr. Dormer’s vision has been shaped by the lives of great innovators. One of his heroes is Dr. Percy Julian, a pioneering pharmaceutical entrepreneur and self-made millionaire who thrived during the era of segregation. Despite systemic barriers, Dr. Julian built his own factory and developed therapeutics that continue to impact lives across the world.Reflecting on Dr. Julian’s story, Dr. Dormer shares: “When I read about Dr. Julian’s life, I said to myself: if he could succeed in those challenging times, then surely I can succeed in these modern times. Innovators of the segregation era achieved extraordinary progress with so little. With the resources available today, I feel an obligation to do even more.”To make this vision a reality, BioLabShare will fund completion of the bio through a combination of private investment, tax credits, federal economic development funds, crowdfunding, and grants. Once operational, the hub will be self-sustaining with multiple income streams.Change is on the horizon—and it is a positive one. BioLabShare is committed to creating opportunities for investors to remain engaged or to cash out early. Our next step is to launch a Regulation Crowdfunding (Reg CF) campaign on February 1, 2026, seeking $1,000,000. These funds will serve as a cash reserve to complete Phase I, which includes building 17 residential duplexes by Quarter I 2027 at $5.5 million.Phase II will focus on building the 15,000 SF bioincubator (~$8 million) and a 5,600 SF recreation center (~$600,000), targeted for completion by Quarter I 2028. Funding for Phase II will be supported through a proposed $5 million Regulation A (Reg A) real estate equity raise in 2027. The shares will be transferred onto the OTC QB. This will allow our shares to float and give us access to additional capital markets for future growth. Our goal is to increase the company’s pre-revenue valuation from $2.5 million to $20 million by 2028.Of course, no dream can be realized without a dream team.
