## Story
Belle Mont is a multiphase townhome development located on 2.5 acres in the Crosstown neighborhood of Midtown Memphis. The Crosstown neighborhood is a vibrant commercial and residential district anchored by Crosstown Concourse, a 1.3 million square foot vertical village that includes 265 residential units, a public charter school, a YMCA, health care facilities, restaurants, shops, and a 425-seat theater. Adjacent to the Concourse is a local brewery and a new 1,300-seat live music venue operated by Live Nation. In June 2026, Belle Mont Phase 1 opened to the public with 23 for-rent townhomes consisting of nineteen (19) 1-bedroom units and four (4) 2-bedroom units built around an interior courtyard and green space. On-site parking is provided at a ratio of one space per unit and is secured by a vehicular gate. Through a strong public/private partnership with the City of Memphis, Belle Mont is able to offer these rental units to residents earning 80% or more of the Area Median Income (AMI). Within 60 days of opening, Belle Mont was 43.5% leased and 35% occupied, with strong demand for the 2-bedroom units.Phase 2 of Belle Mont plans to build on the success and momentum of Phase 1 by adding 14 new townhomes consisting of ten (10) 2-bedroom units and four (4) 1-bedroom units flanking an interior courtyard space. Secured parking will again be provided at a ratio of one space per unit, consistent with the gated, on-site design of Phase 1.Given the leasing velocity and unmet demand for 2-bedroom units demonstrated in Phase 1 — and the deliberate shift in Phase 2's unit mix toward more 2-bedroom product — Phase 2 represents a low-risk expansion of a proven model in an established, high-demand Midtown submarket. KPS Development Partners (the Sponsor) has secured a term sheet for construction financing with the Phase 1 lender and a $220,000 subordinate loan from the City of Memphis, and is now seeking to raise equity to round out the capital stack for Phase 2 — building on the same public/private partnership that underpinned Phase 1's successful lease-up.
